Maintenance

Before a new resident moves in, we clean, inspect, and maintain the apartment to ensure it is move-in ready. This includes carpet care, fresh paint, deep cleaning, and a final walkthrough. For questions, please contact our leasing office.

Our on-site maintenance team is available during business hours. For emergency maintenance issues outside of these hours, our team is ready to assist. If you require urgent maintenance after hours, please follow the designated emergency request process.

If an item in your unit needs repair, you can request maintenance by calling our office during regular business hours. You also have the option to submit a service request online through your resident portal at any time. For urgent repairs outside of business hours, please contact our office and follow the prompts to reach our on-call maintenance team.

Maintenance service requests are processed in the order they are received and prioritized based on urgency. Emergency requests receive the highest priority and are addressed within one hour of being reported. All other maintenance requests are typically resolved within 48 hours, depending on when they were submitted.

You do not need to be present for a service technician to complete maintenance work. However, when submitting a maintenance request, you must grant permission for maintenance to enter your home. If you have pets, please let us know so we can include that information in your request to help ensure the safety of both your pet and our maintenance team.

During business hours, contact the office for a key replacement or entry assistance. After hours, you’ll need to call a locksmith, as lockouts are not considered emergencies.

Yes, you can decorate your apartment, but any damage—such as nail holes, paint stripping, or wall punctures—must be repaired or covered by you upon move-out, as stated in your lease.

Amenities

We offer a variety of amenities, including a climate-controlled building with controlled access, elevators, and a welcoming lobby. Residents can enjoy a clubhouse with entertainment options, a fitness center, an indoor heated pool and spa, and a community patio with a BBQ grill and fire pit. Additional features include a library, arts and crafts room, onsite management, trash valet, and a concierge media package. The pet-friendly community provides carports, garages, and storage units. Apartments feature open-concept layouts, patios/balconies, granite countertops, washer/dryer, and central air. Conveniently located near dining, shopping, parks, and entertainment, The Beckstead ensures a comfortable and vibrant living experience.

The pool, spa, and fitness center are open daily from 6:00 AM to 11:00 PM for resident use. All other amenities are available from 8:00 AM to 10:00 PM.

Yes, we offer a variety of parking options, including carports, garages, and designated visitor parking spaces.

Every apartment includes essential kitchen and laundry appliances, such as a stove range, microwave, refrigerator with freezer, dishwasher, garbage disposal, and a washer and dryer.

Each apartment features a dedicated laundry closet with a washer and dryer already installed and ready for use. These appliances are provided for all residents, so there is no need to bring your own.

Yes, The Beckstead is a pet-friendly community. Residents are welcome to have up to two domestic pets per apartment unit.

At The Beckstead, we require a one-time refundable pet deposit of $100, a non-refundable pet fee of $300, and a monthly pet rent of $40 per pet.

Yes, there are breed restrictions in place, which include Akitas, Alaskan Malamutes, Bull Mastiffs, Bull Terriers, Chow Chows, Dalmatians, Dobermans, Pit Bulls (including American Pit Bull Terrier, American Staffordshire Terrier, and American Staffordshire Bull Terrier), Rottweilers, Shar Peis, Siberian Huskies, and Wolf Hybrids. Additionally, the weight of the animal must not exceed 150 pounds.

No, The Beckstead does not have a pet park on-site. However, residents have convenient access to a nearby public park, which can be reached through a gated entrance on the north side of the building, making it easy to walk their pets.

No, The Beckstead does not offer furnished apartments. All units are unfurnished.

The shortest lease term available at move-in is 6 months. Upon renewal, lease terms range from 2 months to 13 months. Additionally, month-to-month leases are available if needed.

Yes, we offer corporate leases at The Beckstead. However, please note that our community is exclusively for residents aged 55 and older, and we are unable to accommodate individuals under the age of 55.

The Beckstead does not accept or hold resident packages and cannot take responsibility for them. All packages must be delivered directly to the resident’s door or mailbox.

The fitness center is open daily from 6:00 AM to 11:00 PM.

Our fitness center is equipped with a variety of exercise equipment, including a treadmill, an elliptical machine, two stationary exercise bikes, free weights with a bench press, stair steppers, and yoga balls.

The Beckstead adheres to the state noise ordinance, with quiet hours enforced from 10:00 PM to 7:00 AM. Residents are welcome to use communal spaces at no cost; however, there is a fee for reserving the clubhouse for private events. To learn more about clubhouse reservations and associated fees, please contact the office.

Admin

There is no charge to visit the property, request leasing information, or take a guided tour.

We recommend scheduling a tour in advance by calling our office or booking online through our property website to avoid conflicts with other appointments. However, we also welcome walk-in tours.

The onsite management team is available to assist you Monday through Friday from 9:00 AM to 5:00 PM and on Saturdays from 9:00 AM to 4:00 PM. Please note that the office is closed on Sundays and all Federal Holidays.

You can apply for a rental either online through our property website or by submitting a paper application, which is available at the leasing office.

Once you submit your application, the screening process typically takes between 24 to 72 hours. Approval is granted once we receive the screening results and verify that you meet the income qualifications.

First-time renters should attend the onsite orientation, which covers the lease agreement and community rules. It can be scheduled on or before move-in day. Feel free to ask any questions before or after moving in.

We accept personal or cashier’s checks, debit or credit cards, and ACH payments (one-time or auto-pay) through the online resident portal. Payments can also be made via WIPS at select convenience stores. For questions, please contact the leasing office.

To pay rent online, register for the resident portal on the property's website. For help with registration or account activation, contact the leasing office. Once logged in, you can view your ledger and set up a payment method.

Yes, residents must have renter’s insurance (HO-4) with at least $100,000 liability coverage, listing the property as an Additional Insured. Proof is required by move-in day. If coverage lapses, you have three days to renew or face a violation notice.

Utilities are not included in the rent. Residents are responsible for paying all utilities, which include water, sewer, trash, gas, and electric services.

Residents are responsible for setting up their gas and electric utilities. To do so, you must contact Enbridge Gas and Rocky Mountain Power to transfer these services into your name prior to or on your move-in day.

The Beckstead provides a mandatory media package with Dish Network TV, Fiberwave internet, and a phone landline. Residents must supply their own router for internet connection.

Yes, we have a resident referral program. If a friend or family member refers you to The Beckstead and you apply and move in, the person who referred you will receive a $250 referral bonus.

Guests are welcome during the following hours: Monday through Friday, 3:00 PM to 7:00 PM, and Saturday and Sunday, 11:00 AM to 3:00 PM. Residents may have up to two guests at a time, and all guests must be accompanied by the resident.

During the application process, you can choose your lease term, which may affect the rental price. Longer terms, like 14 months, may offer lower rates, but this isn't always guaranteed. The leasing office will provide the best offer, and you can select the term that works for you. Shorter terms generally have higher rates. Residents may need to pay up to one month of rent in advance, but no payments beyond that are accepted.

The security deposit paid at move-in is specific to the apartment unit and is not transferable between units or communities. If you transfer to another apartment within the same community or move to a different community, you will be required to pay a new security deposit.

We do not allow residents to sublet their apartments.

If you are unable to fulfill your contracted lease term, the lease agreement includes an option for a lease buy-out, allowing you to terminate the lease early. For specific details, please refer to your signed lease agreement. If you have any further questions, feel free to contact the leasing office.

Location

Public transportation is conveniently located nearby, with access to UTA bus lines, FrontRunner, and TRAX.

We are conveniently located behind the Pearson and Butler law firm. We are close to several landmarks, including Security Service Federal Credit Union, Mary Jensen Recreation Center Park, Bingham High School, Harmons, Walgreens, Smith’s Food and Drug, McDonald’s, the South Jordan US Postal Service, Utah’s Aquatics Academy, Astro Burger, Del Taco, and many more!

The Beckstead does not have a designated dog park on-site. However, residents can easily access the Mary Jensen Recreation Center Park, which is located next to the property, through a gated entrance on the North side.

Yes, there are bike trails nearby, such as the Jordan River Parkway Trail and Shields Lane Park, which are located about 1 to 3 miles away.

Residents enjoy easy access to a variety of shopping options, including Harmons, Walgreens, Smith’s Food and Drug, Costco, Savers, and Walmart. Additionally, The Shops at South Town mall is located approximately 2.5 miles away, The District shopping area is about 2.6 miles away, and the Jordan Landing shopping area is 4 miles away.

Both Starbucks and Beans & Brew Coffee House are located less than a mile away.

Directions

To reach our location, take the 10600 S exit from the I-15 Freeway and head west until you reach 1844 West. You will find a Pearson Butler law firm, and we are located just behind that building. Alternatively, if you're coming from Bangerter Highway, take the 10400 S exit (South Jordan Pkwy) and head east until you reach 1844 West.

The nearest cross street is Redwood Road and 10400 South.
